Thank you to Paul for selling two homes with me in the last 6 months! We closed the one below a couple days ago. This one wasn't quick and easy, and I'm okay with admitting that. We were on the market for 242 days. We originally listed as taking cash and conventional loans, only because of chipped paint on the entire garage and knowing our price point was in the realm of feeling comfortable selling it as is. We had alot of missed FHA buyers due to that. Winter came and the market slowed a bit and my seller wanted to winterize the well because this was 1 of 2 of his vacation homes. We finally got under contract in February! We were excited! Slight delay for inspection and appraisal because we needed the ground to thaw to unwinterize the well for testing, so we pushed closing back a bit and rolled with mother nature. Unpredictable, she is! Just when we thought we were good to go and well was back on, freezing weather came again and the well pump broke. Not ideal, but I had a seller that was always willing to fix what was broken. We were able to get through inspection and appraisal but 1 week (literally) before closing, the buyer lost his job. Heartbreaking all around and out of everyone's control. So we went back on market and got under contract again! Low and behold the sump pump stopped working during all of the rain we got in April, the day before inspection, and ofcourse was revealed during 2nd inspection and that buyer walked. Ugh! So my very awesome seller replaced the pump and painted the garage and we were able to take on any loan type! Guess what?! We were under contract again! 3rd times the charm 😉 Conventional loan, wonderful couple and finally a breezy transaction played out for both sides! What made this experience awesome despite all the setbacks, was the trust, transparency and communication the seller and I had, who didn't know me from Adam going into both transactions. So when you look at days on market, dont judge a book by the cover. There's a story with every transaction and this one helped contribute to making me a better agent. This is also why Realtors probably use head shots from 20 years ago or AI photos because this business puts extra miles on us fast🤣
