A beautiful home can still come with expensive surprises. Here are five things I always recommend looking at before getting too attached:

1️⃣ Roof & exterior – Check the age and condition of the roof, siding, gutters, and foundation.
2️⃣ HVAC & major systems – Find out the age and condition of the furnace, AC, water heater, and electrical system.
3️⃣ Water & drainage – Look for signs of leaks, moisture, standing water, or poor grading around the home.
4️⃣ Neighborhood & location – Consider traffic, nearby development, noise, commute, and what’s around the property.
5️⃣ Future costs – Think beyond the purchase price: property taxes, insurance, maintenance, utilities, and potential repairs.
