Thank you Virginia Realtors for putting this common sense HB & SB together. I have emailed our lawmakers to support HB 677 & SB 402!

If you haven't heard, this is becoming a huge overreach of Insurance Companies....

The time is now to protect Virginia homeowners from unfair insurance practices and predatory roofing tactics that threaten housing stability and affordability. Homeowners across the Commonwealth are facing insurance cancellations, nonrenewals, or premium increases based solely on roof age—often even when a roof is safe and functional.

House Bill 677 and Senate Bill 402 are before the General Assembly, and they deliver commonsense protections by ensuring insurance decisions are based on actual roof condition—not arbitrary age thresholds—while also curbing deceptive and high‑pressure roofing practices that often follow severe weather events.

HB 677/SB 402 prevent insurers from unfairly canceling or increasing coverage based solely on roof age, allows independent inspections for older roofs, and keeps control of insurance claims in the hands of homeowners—not contractors. These reforms help prevent unnecessary $10,000–$20,000 roof replacements, stabilize insurance coverage, and protect housing affordability.
