🥰Since today is the day of LOVE, let’s chat a bit about buyer ❤️ letters. Ya know, the letters buyers are writing to accompany their offer to the seller in hopes that it will make them stand out? Those!

🏡 While buyer ❤️ letters have been common practice for some time, it’s time we take a real hard look at what those letters actually represent. They are intended to pull at the heart strings and they are to show the seller that the buyer is LIKE THEM. Often in these letters buyers will write about:

🧒 👦 🍼 Children (We have two kids & baby on the way)

👩 👨 Martial Status or lack thereof (My wife and I just got married OR I’m a single dad and want to raise my children in this home, etc)

👵 👴 Age (We just retired and want to be closer to our grandkids)

⛪️ Religion (Would love to walk to my church, which is just down the street)

🇺🇸 Armed Forces (I am a a sergeant in the Navy or I’m stationed in Fort Lee, etc)

📝And the list goes on

📷 In addition to ❤️ letters, we are seeing a lot of photos being attached to those letters as buyers are looking to make a personal connection with the seller in hopes it will sway the seller into accepting their offer.

🛑 So what’s the problem? FAIR HOUSING, y’all. In Virginia we have the following protected classes:

📍 Race, color, religion, national origin, sex/gender, disability, familial status, elderly status, source of income, veteran status, sexual orientation, and gender identity.
In the examples I provided above, a seller could select a buyer based off of their race, their familial status, etc and that is not a level playing field. Even if you say you won’t consider those things, subconscious bias is REAL. The ONLY thing one should care about when it comes to selecting an offer is: 💴, ⏰, and terms.

💗 Because we love and value ALL people, we, at RVA Home Team brokered by eXp Realty, will be advising all of our buyer clients, moving forward, to NOT write ❤️ letters. In addition, we will be advising our seller clients to not accept nor open a love letter if one is submitted along with an offer.

Baby, it’s cold outside! Here are some tips from our favorite plumbers at 360 Plumbing Service LLC.!

This weekend temperatures are going to be low.

Here are some helpful tips to help water pipes from freezing:

*Keep garage doors closed, especially if there are water supply lines in the garage.

*Outside hose bibs. Remove hose and if there is a cut off valve turn off and leave hose bibs opened.

*Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing, especially if your sinks are on an exterior wall. (If you have small children, be sure to remove any harmful cleaners and household chemicals.)

*Let the hot and cold water drip from a faucet served by exposed pipes. Running water through the pipe—even at a trickle—helps prevent pipes from freezing.

*Keep the thermostat set to the same temperature during day and night. Again, during a cold snap is not the time to set back the thermostat at night to save a few bucks on your heating bill.

*If you plan to be away during cold weather, leave the heat on in your home, set to a temperature no lower than 55° F.

*For the long term, add insulation to attics, basements, and crawl spaces. Insulation will maintain higher temperatures in those areas. And to prevent drafts, seal cracks and openings around windows, doors, and at sill plates, where the house rests on its foundation.

Is your goal to get out of debt this year? Thinking about purchasing a home and want to make sure your finances are in order to do so? If so, join us for a FREE Budgeting Basics class on Jan 14th, via Zoom!

During the class, we will discuss creating a “zero based budget” as well as discuss the “baby steps” to getting out of debt!

What will you need to be prepared?

1️⃣ Your monthly take home pay. (This will not be discussed or shared, it’s for YOUR planning purposes, only. If you are self employed, look at your worst month and use that figure.)

2️⃣ Your monthly bills. (This is also for your own purposes, to plug in numbers. This is not shared.) Think: mortgage/rent, utilities, car payment, dining out, cell phone bill, Starbucks habit, etc. You would be amazed at the “little bills” that add up.

3️⃣ A good attitude 🙂

⏰: I anticipate this to take 1 hour to 1 1/2 hours, depending on questions.
