Mortgage rate and APR… same thing, right? Not quite! 👀🏡

Your interest rate tells you the percentage you’ll pay to borrow the money.

Your APR (Annual Percentage Rate) gives you a broader picture of the cost of the loan because it incorporates the interest rate plus certain fees and costs associated with borrowing.

That’s why two mortgage offers with similar interest rates may have different APRs. 💡

When you're comparing loan options, don't stop at the advertised rate; take a look at the APR, fees, and overall loan terms too.

A little mortgage knowledge can make those numbers a whole lot less intimidating! 🔑

A special assessment is an additional fee that may be charged to homeowners when the association needs to pay for a major expense that isn’t fully covered by its regular budget or reserve funds.

Would you pay a little more upfront to potentially pay less each month? 💰🏡

That’s the idea behind mortgage discount points. You pay an upfront fee at closing in exchange for a lower mortgage interest rate. But paying for points isn’t automatically the best choice for every buyer.

One of the biggest things to consider is your break-even point: how long will it take for your monthly savings to equal what you paid upfront? If you plan to sell or refinance before reaching that point, the math may look very different.

Before buying points, ask your lender to show you the cost, monthly savings, and break-even timeline so you can compare your options.
