Home price cuts just hit a 9-year high, and more homes are hitting the market.
Home price cuts are rising
→ 19.1% of homes for sale in May had a price reduction, the highest share for this month since 2016.
More homes are coming onto the market
→ The number of homes for sale jumped 31.5% compared to last year.
→ More choices for buyers, but also more competition for sellers.
These are the top 3 cities with the most home price cuts in May:
1. Phoenix, AZ (31.3% of listings had price cuts)
Median list price: $525,000
2. Tampa, FL (~30% of listings had price cuts)
Median list price: $417,500
3. Denver, CO (29.4% of listings had price cuts)
Median list price: $600,000
According to Realtor.com senior economic research analyst Hannah Jones, all three of these metros have seen their inventory levels soar thanks to pandemic-era construction booms, but demand has since softened.
"As a result, more sellers are reducing their asking price in hopes of enticing buyers," says Jones.
