🏡 Not Every Home Purchase Has a Happy Ending... And That's Okay.
One of the biggest misconceptions in real estate is that every home that goes under agreement makes it to the closing table.
The reality?
Sometimes the smartest move is walking away.
Recently, my buyers fell in love with a home. On the surface, it checked a lot of boxes. But that's exactly why inspections matter.
Once we dug deeper, several significant concerns came to light, including:
❌ No visible attic ventilation
❌ No access to the attic for proper inspection
❌ K**b and tube wiring
❌ Several ungrounded outlets with older wiring
❌ Overloaded electrical panel
❌ French drain system that was not functioning properly
❌ Improper plumbing venting
❌ Propane system connected with non-code-compliant piping
And that's before discussing the additional repairs and unknowns that often come with issues like these.
Could some of these items be repaired? Absolutely.
But buying a home isn't just about getting an offer accepted. It's about understanding what you're buying and making an informed decision about whether the home is still the right fit.
Sometimes the biggest value a real estate professional provides isn't helping you buy a house.
It's helping you avoid buying the wrong one.

For these buyers, that meant taking a step back, protecting their interests, and continuing the search for the right home.
The right house is out there. Sometimes you just have to be willing to walk away from the wrong one first.
