Summer in Mililani is in full swing β€” and so is the market. 🏑

Austin's been running showings all week, mostly with PCS military families relocating to Schofield and Wheeler. Kristy's been busy with VA contracts and helping first-time buyers figure out what they can actually afford in Central Oahu.

Happy Monday from the team 🌴

Here's what we're seeing on the ground in Mililani this week β€” figured it might be useful if you've been on the fence about timing:

SFH ($800K–$1.5M): This is the tightest segment right now. Homes priced correctly are going under contract in under two weeks. Pricing too high is the only thing slowing deals down in this band.

Townhomes under $600K: Back to multiple-offer territory, especially with VA buyers coming in for PCS season. If you've been waiting to list, this is a strong window.

Mauka vs. Town: Mauka is moving slightly faster on days-on-market. Both sides are healthy though.

We always tell sellers: the window between mid-June and end of July is one of the strongest of the year on Oahu β€” PCS orders + summer school timing line up perfectly for buyer demand.

If you're planning to walk a Mililani home this weekend, here are the three things we tell every buyer to check β€” the stuff that doesn't show up in the listing photos:

β†’ Which side of Mililani is it? Town and Mauka feel completely different. Older trees and shade vs. newer planned community. Both are great β€” they just attract different buyers.

β†’ Pull BOTH sets of association docs. Most homes here have a master AOAO plus a neighborhood association. We've seen buyers get surprised at closing because they only read one set.

β†’ Stand in the living room at 2pm. That's when you find out if the trade winds do their job or if you'll be running AC year-round. Big difference on your electric bill.

β†’ Pending special assessments (sometimes $10K+ per owner)
β†’ Pet weight limits that disqualify your dog
β†’ Rental restrictions that wreck your investment plans
β†’ Active lawsuits the building is in
β†’ Reserve funds that are dangerously underfunded

Mid-week thought from your Mililani agents:

The biggest mistake we see Oahu sellers make in spring isn't pricing. It's prep.

Most sellers spend weeks deciding when to list, and 48 hours getting the home ready. The result? A home that looks "lived-in" in photos, sits 3 weeks longer than it needed to, and ends up with a price reduction that costs more than the prep would have.

Our rule of thumb: budget 2-3 weeks before going live. Declutter, paint touch-ups, deep clean, professional photos, light staging. The homes that move fast on Oahu aren't always the cheapest β€” they're the ones that look move-in ready in the first 5 photos.

If you've been watching Oahu prices and thinking "I'll just wait for a crash" β€” the data isn't pointing that way. Inventory is up modestly from last spring, but absorption is still healthy and we're not seeing the kind of price declines headlines keep predicting.

What we ARE seeing: well-priced homes still get multiple offers, overpriced ones sit, and condos are moving slower than single-family.

Translation: there's no "wait" strategy that beats getting clear on what you can afford and being ready to move when the right home shows up.
