Oahu’s housing market closed September with a notable increase in single-family home activity, while the condo market remained within recent ranges. Single-family sales reached 304 (+7% YoY), the highest monthly total since August 2022, while the median price declined 5% to $1.1 million—the lowest of 2026. Condo activity was comparatively steady, with 387 sales and a $525,000 median price, while median days on market remained within recent ranges for both segments. With borrowing costs recently moving higher, the coming months will provide a clearer picture of how buyers respond as Oʻahu enters the final quarter of the year.

Did you know that Oahu is the most populated island with the least amount of land available for residential development. That's because we can't just build wherever we want. Water needs pressure, Sewers need to connect and so forth.. before covid, they have always tracked local buyers as being on the top. I don't know what constitutes a local buyer. However, there is one clear thing- it’s hard for ppl in the mainland to come here and buy because it’s going from a cheaper place to a more expensive place, whereas locals here, this is all we know..
Also, this is why we will never have enough homes or can build enough homes.. because Oahu is too over populated for one island to house everyone. Big island is bigger than Oahu! And Oahu has more ppl!
Because Oahu is the MOST desired place to live.. supply and demand will ALWAYS dominate..

So, if you can get in the market, buy a home, guess what... You've accomplished what many can't do! I've seen this accomplishment so much times in my career. Local first time homebuyers crushing what ppl say is impossible...❤️‍🔥
