🌬️ Heating season is here, and the furnace filter is the cheapest thing in the house to forget.

A clogged filter makes the system work harder and keeps the air dusty.

Here is a five-minute check for this week, if the home has a forced-air system:

Find the filter slot at the furnace or the return vent.

Slide the filter out and hold it up to a light. If you can't see light through it, swap it.

Write the size and the date on the frame so the next person knows.

Filters cost a few dollars. A heating repair call in January costs a lot more.

🌧️ The wet season is here, and moisture is the quiet problem in a lot of rentals.

Showers, cooking and indoor laundry all put water in the air. With the windows shut, it has nowhere to go.

Here is a ten-minute check for this week:

Turn on each bathroom fan and hold a square of toilet paper up to it. If it doesn't hold, the fan is weak or clogged.

Vacuum the dust off the cover.

Look at window sills and ceiling corners for dark spots or damp trim.

A fan that barely moves air is cheap to replace. Mold in drywall is not.

🌲 Arlington sits where the two forks of the Stillaguamish River meet, with the Cascade foothills right behind it.

🚲 The Centennial Trail runs through the middle of town. Start at Haller Park and cross the river on the trestle.

Downtown has local shops, public art and an Art Walk.

Flip any alarm over and you'll find a replace-by date printed on the back.

Next time you're at the property:
Press the test button on every alarm.
Read the date on the back of each one.
🔋 Replace anything expired or chirping.

It's a ten-minute job, and a good one to do before the windows close for winter.

🌲 Granite Falls is where the Mountain Loop Highway begins.

The town is named for the falls on the South Fork Stillaguamish River, just outside town. The fish ladder there was built in 1954 and was the longest of its kind in the world at the time. Keep heading east and you reach the trailheads for Heather Lake, Lake 22, and Mount Pilchuck.

🥾 Small town, about 4,500 people, with forest and river access out the back door.

Three things worth doing this month:

-Winterize exterior spigots and disconnect hoses.
-Make sure your tenants know where the main water shutoff is.
-Remind them to keep the heat on when they travel.

Ten minutes now beats a flooded unit in January.

🌲 Mountlake Terrace calls itself the "gateway to Snohomish County," and the parks back it up.

With over 260 acres of parks and playfields packed into a city of just four square miles, green space is never far away, Ballinger Park and Veterans Memorial Park among the local favorites. The city's Town Center has been steadily revitalizing for years, and as the first Snohomish County stop on the Link light rail line, it's become one of the easier commutes into Seattle in the county.
