When I bought my second home I remember how everything was going along smoothly and as I followed up with the agent I was dealing with to check on the progress I was constantly being told that everything is on pace and all we can do know is wait until closing. Well when closing arrived everything went sideways and not one person involved seemed to care that I had a million things going on after this transaction. I had an appointment with a moving company to come and start work on a Saturday morning and I had Direct TV coming for the install at the same time. Then there was the fact that I had someone renting my original home and they were moving in the day after I was moving out. So you can guess that my closing was going to be put off until the following week I was not in a very good place. The interesting thing was that I was never really offered a cure or even a band aid for the problem. So I took control of the situation and contacted the seller of the property I was to buy and they had already moved out and were gracious enough to give me a key and move in before closing. All I kept thinking was " with proper communication this could all have been avoided" and even with a delay I would have been fine. So that is what I promise every client that I deal with, constant communication and give each of them an idea of what to expect and what is going to be needed to make things go smoothly. By working as a team we can make your home buying or selling experience as smooth and painless as it should be !

Governor Ferguson just signed a new rent stabilization law (HB 1217) that puts a cap on how much your rent can increase each year!

Here's the breakdown:
✅ For most residential rentals, annual rent increases are now limited to 7% plus inflation, OR 10% - whichever is LOWER!
✅ Living in a manufactured home? Your rent increase is capped at 5% annually!
✅ Plus, no rent hikes in the first 12 months of your tenancy!
✅ Landlords must now give 90 days' notice for any rent increase.

This new law takes effect IMMEDIATELY (as of May 7, 2025) and aims to bring more predictability and affordability to renters across Washington.

Know your rights and spread the word! This is a significant step towards fairer housing for everyone in our state.
