As a Marin Realtor who has been staging homes both here and abroad for over 15 years, I’ve learned that great staging doesn’t always mean moving out entirely.
One of the biggest misconceptions I hear in Southern Marin in particular, is that staging always means moving out of your home and spending tens of thousands redesigning the entire property before listing it.
Sometimes that makes sense. But sometimes, it doesn’t.
Many sellers need to live in their homes while preparing for market — and with the right strategy, owner-occupied staging can be incredibly effective.
The goal isn’t perfection.
It’s creating a space that feels calm, aspirational, and easy for buyers to connect with emotionally.
Usually, the most impactful changes are the simplest:
• Editing furniture down
• Removing visual clutter
• Improving flow and scale
• Letting the architecture and natural light become the focus
The best-staged homes feel effortless to move around in. They photograph beautifully.
And they allow buyers to imagine a better version of their life inside the space.
People don’t just buy square footage. They buy a feeling the home gives them the second they walk into it.
