Yesterday while watching one of those shows on HGTV with people seeking their 'dream home' I was reminded yet again how most buyers focus mostly on the surface of things....finishes, design, esthetics. They simply are not focused as much - if at all - on dimensions, scale, flow, light, etc.

In these shows buyers are forced to say and comment on what they are thinking, something we are not privy to with buyers looking at our listings. Most remain rather silent. Most require some prodding to speak to what they are REALLY thinking. These shows help me understand the real psyche and thought process of buyers and now I am 100% convinced everything on the surface really, REALLY matters.

You know this already, so let this serve as another reminder just how important paint colors, finishes, fixtures, furniture, decoration, etc truly are in the real estate marketing equation.

A beautifully decorated home in mint condition is almost certainly going to sell for more and faster than the identical home on a better floor with better light and views that shows dreadfully.

When sellers are unable or unwilling to front the money to initiate these improvements, we can turn to Compass Concierge to save the day.

These are 4 trends that could further drive higher-than-expected growth and inflation, with greater capital spending and improving productivity:

1. Innovation: During pandemic-related shutdowns, service businesses were forced to innovate digitally, spurring investment and an explosion in start-ups, as well as historic levels of public and private market activityโ€”from fintech and cryptocurrencies to autonomous vehicles and artificial intelligence.

2. Deglobalization: supply-chain localization started before COVID amid U.S.-China trade tensions. Todayโ€™s inflation-driving supply imbalances and inventory shortages - not to mention increasing sensitivity around cybersecurity, public health, geopolitics, and shifting regulatory frameworks in China - have all added momentum to this trend toward domestic sourcing.

3. Decarbonization: The pandemic and related business closures led to reduced fossil fuel consumption and carbon emissions and intensified pressure against investment in such energy sources. This is a reality thatโ€™s adding to cost pressures and could continue to support inflation levels.

4. Transformation of the U.S. labor market: A labor crunch driven by workplace safety concerns and accelerated retirements, coupled with employeesโ€™ seeking new leverage to change jobs or demand higher wages, could continue to drive higher labor costs for companies. This, in turn, could weigh on profit margins.

* The worldโ€™s population is currently estimated to be at 7.8 billion people. According to some estimates, the global population should peak at around 9.7 billion in 2064.

Imagine how many homes need to be built to house almost 2 BILLION extra people over 40 years!

If 4 people share a home, that equates to about 12 million new homes per year! Then, population could fall to 8.79 billion in 2100.

* The U.S. economy created far fewer jobs than expected in November, before the Covid Omicron scare that could slow growth. Non-farm payrolls increased by just 210,000, though the unemployment rate fell sharply to 4.2% from 4.6%, even though the labor force participation rate increased for the month to 61.8%, its highest level since March 2020.

These numbers could be revised substantially higher: total revisions have added nearly 1 million jobs to the first estimates in the first 10 months of 2021. Other labor indicators show a strong jobs market. Those holding part-time jobs for economic reasons dropped to 7.8% from 8.3%.
