We get questions sometimes about what we can and can’t do as a title company in Georgia. Laws vary from state to state, and trust me—if we could do everything here, we would!
But as it stands right now, here’s what falls inside (and outside) our lane:
🟢 What we CAN do:
• Dig through decades of documents (standard searches go back 50 years but we can go back as far as we need to!) 📚
• Track property history like detectives (need to know if your 3rd cousin on you mama's side has a claim to your grandma's property? I got you!) 🔎
•Connect the dots in messy property histories
• Provide solid, accurate title searches
• Answer your “what does this mean?” questions
🔴 What we CANNOT do:
• Close your real estate transaction (Georgia is an "attorney state" which means an attorney has to facilitate real estate closings)
• Give legal advice (because, obviously)
• Create documents that never existed — I can’t magically produce a will from 1978 😅
• Recommend attorneys outside our area (because I can't tell you what I don't know 😅)
