4 Fold 4 U Home Inspections Hello, I'm Bruce Barker and I am the owner of
'4 Fold 4 U Home Inspections'. Everyone has a story to tell and I am no different. Yeah, I know, really original!

Serving the buyer, seller, realtor and builder with inspections based on safety, structure, function and the goal that this inspection paves the way to a better home buying/selling experience. From the time I was a boy, in the 70's, I had worked on the house we lived in. I say "we", because I am the youngest of three brothers. We were always tearing something down or building something up. When I moved out it was only natural to stay on the same tack. So, I went to school for Heating
and Air Conditioning and worked in that industry for a number of years doing maintenance and installations. Eventually, I branched out into residential and commercial construction, learning more and experiencing more of nearly every facet of building. Later, I designed and remodeled kitchens and baths. Then, I operated my own apartment and home maintenance company. I named it, "This is Bruce", because that's how I always answered my phone. At one point, I tried sales, not really my thing. But my love of homes and everything in them kept drawing me. I became a warranty manager for a builder. I inspected homes during the construction, and just before the homeowner moved in and after the owners were there for a year. Then it clicked! I loved old houses! I loved new houses! I could help people get into their home sweet home with their eyes open and their hopes high. So, here I am a little older and a little wiser. My experience will be your benefit.

The wood burner in the basement is going have issues drafting properly and there will likely be smoke entering the home....

The wood burner in the basement is going have issues drafting properly and there will likely be smoke entering the home. It's an easy fix. The pipe needs to have at least a 1/4" rise per foot. Also it needs to be shielded from the flexible duct on the right. That one's a fire hazard.

Over the years people add things. New lighting in this case. This one is probably not done by an electrician. There's no wire clamps and the wiring through out the attic is not secure. It's possible that someone could snag a wire with their foot and pull or loosen live wires of the junction box. Next thing you know, the lights don't work, the breaker keeps tripping or there's a fire in the attic.

You never know what you'll find. Whether old or new termites are something we have to watch for.

"Congratulations on the purchase of your new home!" At 4 Fold 4 U, I understand the import of those words. So, welcome to the 4 Fold experience!
Whether you're coming from the perspective of the buyer, the seller, the realtor, or the builder, everyone wants the sale of the property to be successful.
The areas of a 4 Fold inspection are as follows:
1. Safety is the most important aspect of a home inspection. Some common issues are: Electrical splices made without a junction box or loose handrails on the stairs. Both of these have potential to cause injury but are easily remedied.
2. Structure is key. It is said, if the foundation and the roof are good, everything in between falls into place. There is a lot of truth to this. One of the most common issues in this area involves gutters and downspouts. If water is pooling around the foundation of a home issues can develop, by the same token prevention can often be accomplished by a simple change.
3. Function: being sure that the heating and cooling, hot water heater, GFCI's, and installed appliances, are working at the time of the inspection.
4. This House is a place that someone is going to call Home. Helping the new home owner know where the water shut off is. Where is the electrical panel? Is there a security system in the house? Is there a fire hydrant near the home? (that one can often save you money on your homeowners insurance).

The buyer, seller, realtor, and builder all want this to work.
