Don't feel the pressure to waive an inspection.

Property Law Tip: If a seller pressures you to waive inspections, slow down.
Even in a competitive market, an inspection contingency is often the only thing standing between you and a five-figure surprise.

Watch for these red flags:
- “As-is” + no inspection access (you may be accepting unknown defects)
- “Informational only” inspections (limits your ability to negotiate or exit)
- Very short deadlines (designed to keep you from getting real answers)

Safer move: Keep the inspection, tighten the timeline, and define what happens if major defects are found (repairs, credits, or walk-away).

When a fence, is just a fence.

Property Law Tip: Fences aren’t legal boundaries.
Before you buy, make sure you understand what you’re actually getting, especially if the property line is close to a driveway, shed, fence, or neighbor’s landscaping.

Red flags to watch for:
- The listing says “approximate lot lines” or uses a vague map
- There’s a driveway, fence, garage, or outbuilding near the edge of the lot
- The seller says “we’ve always used it” (that isn’t the same as a recorded right)

Smart move: Ask for a survey (or at least review prior surveys), and confirm whether any easements exist for driveways, utilities, shared lanes, or access.
