Let’s explain why these are horrors.
1. Unless you are a cash buyer, you will need a pre-approval letter to show that you can afford the offer you are making on a home. Most lenders can provide one within 24hrs, as long as you have all of the documentation they will require.
2. A Property Inspection Notice is used to request the seller to fix deficiencies found during the structural and mechanical home inspection. The home inspection addendum specifically states you cannot ask for cosmetic changes. If there’s a nail pop in the family room, that’s cosmetic.
3. Sellers should leave during appointments. Buyers need to adjust to the space so they can envision themselves living in the home. If there’s seller stays it changes the buyer’s mindset and they’ll still see the home as the sellers.
4. I can’t tell you how many times the showing instructions say “don’t let cat outside” and then as soon as I open the door the cat darts out and my showing becomes a cat wrangling competition. If your pet darts out it should be removed from the home or caged.
5. I love when people come to my open houses! Please be cognizant of the end time. Realtors have long days with back to back appointments. We need time to clean up after open houses and move on to the next part of our day, so if you already have representation and can’t make it on time to an open house, please schedule an appointment with your agent to come back later or at a later day and time.
