Every Monday morning for the just over the past year I’ve personally been pulling market data for Anne Arundel County and charting it. This week we’re seeing some good signs for both buyers and sellers. Inventory is up and days on market is down.

Sellers - Lower days on market means you’re getting to the closing table and money in your pocket faster.

Buyers - it’s still the best time to buy. Many are still on the sidelines waiting for the conditions to get “better”. Whether that’s lower interest rates, or more inventory. Either way, when that happens, there’s still such a back log of buyers you’re just going to have more competition over still not enough homes. Now’s the time to buy, home prices will continue to rise as they have historically. And rates are either going to get lower or higher. You can refinance your mortgage, you can’t rebuy your home.

Buying and Selling? I have a proven method of making sure you get top dollar for your home, while setting you up to face little to no competition on your next home.

Anne Arundel County Weekly Market Update:

This week we’re seeing average days on market continuing to fall. Average list to sales price has dipped back below 100%. As always with little fluctuations like this I wouldn’t let this cause worry. We have more homes on the market which is a promising outlook on available inventory for this year. We had fewer deals fall apart, will continue to monitor to see if there’s a trend here. Price reductions are slightly up coinciding with more inventory. Finally we closed 95 units last week, just slightly down from the prior week.

What does this mean? I believe we are looking at another strong sellers market this year. However, if you’re a buyer this is still the best time to buy. If we see inventory continue to rise more and more people will start shopping, and although I see having more inventory than we’ve had, it still won’t be enough for everyone who’s been sitting on the sidelines.
