A real estate myth is a common belief about buying, selling, or owning property that sounds true but isn’t necessarily accurate. Here are some I hear all the time:👇
❌ “You need 20% down to buy a home.”
🏡 Some loan programs allow qualified buyers to purchase with significantly less than 20% down. And I can get you in touch with qualified lenders who will assist you in finding programs for you and your needs.
❌ “The Zestimate is the value of your home.”
💰 Online estimates are automated calculations and may not account for your home’s condition, upgrades, or the nuances of your local market. This is why it’s so important to have a Realtor create a Comparative Market Analysis (CMA) for you, to give you a more accurate idea of what your home might be worth in the current market.
❌ “You should always price your home high so you have room to negotiate.”
📈 Overpricing can reduce the number of buyers who see or consider your home.
❌ “You should wait until you find the perfect home before getting pre-approved.”
🔎 Getting pre-approved early can help you understand your budget and make your offer stronger. Not to mention, it’s better to know what you can afford before falling in love with houses that might be over budget.
If you have any real estate questions or concerns, feel free to ask me in the comments or via DM.
I’m happy to debunk anything that may just be a myth. 😎
