Here’s the story:

The seller tried to sell under 2 other brokers with no luck! This is a teardown 🏠 and the seller wanted 1.25 million or close to that. He was not able to sell it for a price he was comfortable with so he listed with us and BAM 💥 mission accomplished.

I told him all along that my assessment was that this property is worth $1.15 million.

Alas, we listed at 1.25 million

Keep in mind that this is a teardown and traditional financing would not qualify. We ended up selling for 1.2 million, all cash, no contingencies, and the seller was happy.

We’re ready to start a new project!
