"Pacific Pearl, a retail complex whose anchors include 99 Ranch Market, the nation’s largest Asian supermarket chain, was bought by a group headed up by San Diego-based Tourmaline Capital and its president, Jonathan Cheng, according to documents filed on Sept. 20 with the Alameda County Recorder’s Office.

The buyer group paid about $48.2 million for the retail center, located at 2733 Stoneridge Drive in Pleasanton, the county real estate records show."

An Asian-themed shopping center in Pleasanton has been bought in a deal that tops $45 million.

"New innovations in artificial intelligence and autonomous vehicle/battery technology have resulted in an increase in demand for R&D and industrial (properties), especially those with existing power and manufacturing infrastructure."

"Still, there's plenty to be concerned about in the R&D market. The vacancy rate for such space rose from 9.9% in the second quarter to 10.7% in the third, the highest it's been since 2014, according to CBRE."

Silicon Valley's R&D market isn't as bad as the region's office sector, but it's getting worse. Meanwhile, industrial remains the one bright spot in the region's commercial real estate industry.

Headquartered in Buena Park with 58 stores in 11 states, 99 Ranch is now one of the largest Asian supermarket chains in America.

The family focuses on the brand’s real estate expansion strategy, keeping close tabs on where Chinese-speaking communities are spreading across America. Since 2020, 99 Ranch has added seven new stores to the chain.

They grew up at the nearly 40-year-old Asian grocery chain in the San Gabriel Valley. Now, siblings Alice and Jonson Chen are overseeing the national expansion of 99 Ranch Market.

Most probably scared to invest in real estate right now!

Banks collapsing, high inflation and rising interest rates are the root cause of distresses.

From a different perspective, these events create advantages and opportunities for some investors.

- Commercial Real Estate: if owners refinance at a higher rate might go negative cash flow, eventually have to sell at a discount.
- Short-term Rentals at Prime Locations: less vacation and less airbnb demand will be expensive for operators, eventually have to sell.

Who will fill the void for startups in the wake of Silicon Valley Bank’s failure?

"Several banks and other players began competing vigorously for Silicon Valley Bank’s stranded clients almost immediately after its collapse March 10. They include JPMorgan Chase, First Republic Bank, Comerica and New York’s Webster Financial as well as fintechs Brex and Mercury, to name just some."

Several banks and fintechs are benefitting from the demise of Silicon Valley Bank, with an early influx of customers and their deposits.
