For anyone thinking about home ownership in Happy Valley, I want to highlight a program not a lot of folks know about, and that is the Centre County First Time Home Buyer’s Program.

This program provides up to $10,000 or 10% (whichever is less) as a silent second loan that does not charge interest and is paid back when you sell or refinance.

To qualify you do need a 700 credit score unless you have been on the same job for 3 years in which case you can qualify with a 680.

There are income restrictions as well. For instance a family of two must earn less than $94,700 annually.

This includes Port Matilda, Stormstown, Julian, State College, Bellefonte, Milesburg, Howard, Pleasant Gap, Boalsburg, Centre Hall, Penns Valley, Pine Grove Mills, PA Furnace, Philipsburg and Sandy Ridge. Some of these areas do overlap into neighboring counties so it’s important to verify which county a property is located in.

I get asked this question often by veterans.

Is the VA home loan a one time use benefit?

Nope. Veterans can use it repeatedly to purchase new homes, and some cases they can still keep the existing VA loan/home while purchasing a new house! It all comes down to eligibility and how entitlement is used.

You see house listed at $565,000. You offer $560,000. You’ll save $31.03 a month on the payment.

Instead of you offer $565,000 and ask for $5,000 seller assistance for a temporary rate buy down you will save $345.02 a month that first year.👀

And that’s just if you use a 1-0 temporary rate buy down. 3-2-1, 2-1, 1-1 are also available options for either further savings over multiple years.

Let’s you have a lower rate for the first few years saving you money for furniture, new grill, lawnmower etc.

There’s also options to permanently buy down your rate as well.
