First family road race! Alaina placed 2nd overall for the women in the mile, I finished 2nd in my age group and my oldest brother won the 10k! Sonny also set a new personal record under 10 minutes for the mile as a 5 year old!

For anyone thinking about home ownership in Happy Valley, I want to highlight a program not a lot of folks know about, and that is the Centre County First Time Home Buyer’s Program.

This program provides up to $10,000 or 10% (whichever is less) as a silent second loan that does not charge interest and is paid back when you sell or refinance.

To qualify you do need a 700 credit score unless you have been on the same job for 3 years in which case you can qualify with a 680.

There are income restrictions as well. For instance a family of two must earn less than $94,700 annually.

This includes Port Matilda, Stormstown, Julian, State College, Bellefonte, Milesburg, Howard, Pleasant Gap, Boalsburg, Centre Hall, Penns Valley, Pine Grove Mills, PA Furnace, Philipsburg and Sandy Ridge. Some of these areas do overlap into neighboring counties so it’s important to verify which county a property is located in.

You see house listed at $565,000. You offer $560,000. You’ll save $31.03 a month on the payment.
