We lost money…😔

Recap:
Bought this one from Probate heir, executor, connecting on Facebook. Awesome guy and amazing family history in Dayton, WA. Me buying the home helped him and his wife act on a dream and buy a home and move to Tennessee.
Major fixer in a small rural town I have never heard of, Dayton, WA. My son goes to WSU and Dayton, WA is only 1.5 hours from there(4.5 hours from Milton) I thought I would get to see my son more. 😂
I knew the risks thought I will take the risk. It’s not an exact science and mistakes happen. I paid for an education on this one.
Things I learned:
1. Dont sell yourself on the deal.
1.a. Don’t flip in a rural town. 🤣
1.b. Do extra due diligence especially about average “days on market”, in this town it is approximately 200 days. Plan for that!!! Guess when our home finally sold???
2. Add the second bathroom. Don’t second guess that decision and add the bathroom and if you can’t…pass on the home.
3. Make sure the crawl spaces has at least 24” or budget for expensive fixes in a rural town , in this case ~$14,000. First bid was $40,000 for fictional foundation issues(WOW!!! 😡 ).
4. Be on the look out for being small towned. We tried several times to have an agent there co-list and it wasnt a good fit so we decided to list ourselves. You can probably guess what happened? My view of course.
5. Things move really slow. I love that on vacation but not during business dealings.
I would do it again just with some minor tweaks. Also, we can’t control rates and the market so I am so grateful that I got to improve this home and I met the new first time owner today and he was super cool.
Made it all worth it!!! 🥰
