That’s where DSCR comes in.

Debt Service Coverage Ratio (DSCR) is one of the key numbers lenders and investors use to evaluate the financial strength and stability of an income-producing property.

A deal can look profitable on the surface…
…but weak cash flow can completely change the risk profile.

What began as a simple thought grew into something far more meaningful — a deeper exploration of how wealth is created and how that knowledge can be used to serve others well.

Written from my experience as a real estate professional with over a decade of serving both residential and multifamily clients, Mastering Multifamily Real Estate Sales grew out of a desire to understand things more clearly — how decisions are made, how value is created, and how strategy shapes long-term outcomes.

At its core, this book is about serving with intention, building wealth thoughtfully, and creating success that holds up over time.

It’s been a meaningful process bringing this work together, and I’m looking forward to sharing it.
