My clients just closed on this investment property near Marietta Square this week, and we’re taking you behind the scenes from day one.

One of the first issues? Foundation cracks that a lot of people would simply cover up and move past. Instead, this family is choosing to do it the right way before worrying about paint colors and fixtures.

“Why is Bobby Cox’s number on my cake?”
That was Daniel’s reaction on his sixth birthday when I made him a Braves jersey cake (his request) with a big number 6 on it.
It is one of my favorite stories because it perfectly captures who Daniel was even then. At six years old, he was already a huge Braves fan, knew the manager, Bobby Cox, and loved baseball with his whole heart.
Hearing the news of Bobby Cox’s passing brought that memory right back. What a legacy he left, not just in Braves history, but in the hearts of little boys like Daniel who grew up loving the game.

This seller fell in love, and moved to Boston for a girl.

Condos always come with a few extra layers most people don’t see. Insurance requirements, HOA docs, lender approvals, reserves… it’s a different game than a typical home.

But when you understand how to navigate it, deals still get done.

Just Closed | Investment Property 🏡

This one took time… and a lot of patience.

Over the past year+, we toured countless homes, wrote multiple offers, went under contract several (7) times, and had to walk away when it wasn’t right. Inspections, regulations, layout challenges… all of it mattered for this specific vision.

Because this isn’t your typical investment property.

This home will become a small residential care setting, providing a more personal, 24-hour care option for a few residents at a time. That meant every detail had to work… from hallway widths to bathroom layouts to future ADA modifications.

Over the next few months, this one will be transformed… contractors, permits, and upgrades to make everything compliant and ready to serve families in a meaningful way. And at the same time, it becomes a new income stream for my clients business.

Also a reminder that some of the best business relationships start long before real estate. From Moms in Prayer at Fellowship Christian School, I’m grateful for the friendships that turn into opportunities to serve at a higher level.
