Gotta love when you see something labeled and it’s cut short. This house supposedly has 13 inches of insulation but after measuring throughout the attic it barely has 8-9 inches on average. Over time this will compress more and make it even more thin. Brand new home by the way. A1 Home Inspections

PSA for anyone buying a new home ! Several new homes are able to utilize the Simpson strong tie screw instead of clips which code allows. Insurance forms do not accept these for a clip credit and until insurance companies revise their form it doesn’t get a credit on a wind mitigation form. I have attached a video better explaining what I see in these attics. This can cost you a good chunk of money if you don’t get a wind mitigation when you buy the home because most insurance companies give you a “new home” credit where they assume clips are present. I strongly suggest people pay attention as me perosonally doing inspections for as long as I have would push back against this being the norm as clips have stood the test of time and these have been started in th last few years.

Good morning everyone ! I hope this cold weather is enjoyable for you. One thing I want to touch on that I get asked all the time. “Well if it was permitted we should be good correct “? Not entirely true. One thing I have on my inspection today. See the photo below. This AC is only 1 year old and it was passed and the gas shut off is not even accessible due to the ac lines being in front of it. So in the event of an emergency the gas can’t be shut off to the unit. Little details like this are why we strive to give the customer the full details on the condition of the home regardless if something is “new” or not. Hope everyone has had a good start to your week ! Just a little reminder to always check your vent fans periodically. This home suffered a severe attic fire from the bathroom vent fan being covered in dust just from regular use and age. Periodically pull your covers and keep them clean to help prevent potential problems like these.

Good morning everyone ! One thing we run into all the time is code changes on several things in new homes. One here lately I have never been a fan of is the refrigerator being put on a gfci/arc fault breaker combo. Anyone who has been through a bad storm / hurricane knows this is a terrible idea. When the power surges or even down the road when the appliance get older it will tend to pull a little more amps when it initially turns on will trip rhe breaker. I include this in my reports not so much as a repair but to inform buyers to pay attention if one day your power is off on the fridge to quickly reset the breaker. Clearly whom ever changed this code didn’t think of the potential loss of food items especially if the person is out of town.

What a way to start a year ! The house we did today luckily septic inspection was happening at the same time. Found out they punctured a hole in the back of the tank for an additional building. That’s not the worst part ! The flipper went through the home and painted all the outlets bright white to look new ! Also noticed the sub panel was new and all new copper wire. So we looked at the outlets closer and low and behold aluminum wiring present. Go back to the sub panel and they installed another junction box about the sub panel where they fed in new copper wiring ! I haven’t seen this kind of trick in quite awhile but I’m glad to have the experienced this in the past to help pinpoint a huge issue for my client ! Experience isn’t always out of a book. The field will open your eyes to a lot of thing average people would over look !

I have to say in the 23 years I have been in florida I never thought I’d be outside building an igloo with my family. The boys and wife worked hard on this one ! I just ordered the hurricane shutter for the door and we are ready for an inspection ! But seriously post your pics in the comments ! Let me see everyone’s creations ! Gotta love a florida snow day.
