When people ask me why I chose Milwaukee — and then stayed — I take them on a walk.
This week: the Theater District. More theater seats per capita than any US city. A 130-year-old concert hall. A 1927 movie palace where the Violent Femmes launched their entire career from the sidewalk outside. A symphony center that used to be a 1930s movie palace. All of it within a 15 minute walk downtown.
I moved here from Connecticut not knowing any of this. Milwaukee showed me. It’ll show you too. 🖤

Congrats to my buyers today on closing on this freaking awesome property in Pewaukee!

Thank you for trusting me and allowing me to guide you through this process — this one was such a win.

We came in at asking price and still beat out another offer!

And here’s where the strategy came in

We included a $12K appraisal gap, which means my buyers agreed to cover up to $12,000 above the appraised value if it came in low.

We wrote the offer at $495K
The home appraised at $475K

Instead of the deal falling apart, we renegotiated:
$475K (appraisal) + $12K (gap coverage) = $487K final price
