This is a pretty nice, quick and accurate read on appraisals and how they work and why lenders require them.

In this challenging market, lots of buyers are waiving appraisal contingencies and oftentimes offering to bridge a gap up to a certain dollar amount.

Waiving the appraisal helps buyers win bidding wars, but low valuations are forcing many to cover massive cash gaps to save their deals.

Hey hey hey, what do ya know!? Travel + Leisure ranks Milwaukee as a top city for young people to move.

I’ve always thought Milwaukee is an up and coming spot for people to move. We’re on a huge body of fresh water, pretty isolated from natural disaster weather events and we are “midwest nice”, dontcha know!

Redfin’s latest report shows Milwaukee, Chicago, and Philadelphia outperforming the rest of the country.

🏡🏠 Closing Day #2 🏘🎉🌳

This is Carson and Hannah. They just became 1st time homeowners in Wauwatosa! If you are familiar with the Milwaukee area housing market, you realize that Tosa is not an easy place to buy, especially for 1st time buyers. Carson and Hannah made it look easy. They asked all the right questions, had a solid plan and were ready to fully commit to the offer when the time came. Once this house hit the market they jumped and were rewarded today at close with the keys to their new home! I hope to be invited over for a cocktail in the basement bar someday :)

🏠 Closing Day #1 🌳
This is John and Leslie. They are awesome. They just closed on a new home in Genesee today! John is a retired Harley enthusiast that keeps busy fixing sewing machines these days. Lesley is a badass professional quilt maker and overall awesome person. She is so ready to move her quilting operation to the huge, open basement in their new home!

They were referred to me by their daughter and son-in-law, who I helped purchase a house in Tosa a few years back. As things would have it (as they often do) they became first time grandparents and decided to relocate from the Peoria, IL area. As you can, imagine, they want to be a little closer to their first grandchild.

Relationships like these are the ones I value most. I can’t say enough about how much I value and appreciate when people that I’ve helped in the home buying or selling process trust me enough to share my name with friends and family. This is what so much in life is all about. Surrounding yourself with good people and being a good person yield great outcomes.
