It's that time of month when we look at the fact that the greater Milwaukee area in real estate is still chugging right along, especially versus the rest of the country. Average sales price +2.9%! Closed sales and pending sales; up 7% and 14% respectively. Homes are staying on the market longer (+18% or 26 days- vs 18 a few years ago). This shows clearly in the Active listings being up 22%.
Reality pill; as a Nation, we are on track to sell a little over 4.0 million units this year- Versus over 6 million just after covid in 2020/2021. Still a sellers market in most lower priced properties, higher end homes are gone quickly if they are super move in ready- you may still get bidding wars and sight unseen if its stellar!
