It's that time of month when we look at the fact that the greater Milwaukee area in real estate is still chugging right along, especially versus the rest of the country. Average sales price +2.9%! Closed sales and pending sales; up 7% and 14% respectively. Homes are staying on the market longer (+18% or 26 days- vs 18 a few years ago). This shows clearly in the Active listings being up 22%.
Reality pill; as a Nation, we are on track to sell a little over 4.0 million units this year- Versus over 6 million just after covid in 2020/2021. Still a sellers market in most lower priced properties, higher end homes are gone quickly if they are super move in ready- you may still get bidding wars and sight unseen if its stellar!

The February MLS data is in! Overall, homes are taking a little longer to sell with 2.8 months of supply and average of 38 days on market(time from list to closed date). There are a few overpriced and poor condition properties sitting out there. How do I get that you say? If you home is clean, maintained and updated- you will probably sell within days - for the time on market to keep going up, there has to be some unattractive stuff out there to set off the good. Of couse your municipality has alot to do with it too. Sales prices still creeping upwards, no price crash on housing.

Here are the data for our local MLS ending the year 2025~
Average sale price just keeps creeping up +7.3% for December.
Closed sales, Active listings and Months of supply are all about the same as LY December. (Dec and Jan are usually the slowest months of the year). Powers just listed about 6 properties in the last week- They are ALL under contract with multiple offers and aggressive terms. Many parts of the country are slow and showing signs of distress in some cases. Milwaukee (and Wisconsin) is still hot. Reach out to talk about how we can do it for you!

Your November stats from our local MKE MLS. Months of supply/Days on Market are continuing to inch upwards(DEC/JAN are usually the slowest months). Although Active homes on the market are up 4.7% over last year, closed and pending sales are down -11% and -15% from LY. I would support that by saying alot of what is sitting out there now is A- overpriced, B- not ready for market or C- property with fatal flaws(RR tracks, busy roads, major living condition issue. Real estate market is still so weird friends! As the Bayside Wisconsin real estate expert, I check these numbers all the time. SE Wisconsin -September 2025 Closed sales and active homes for sale is still +3%. Still only takes average of 21 days to sell a home. Most are not getting offers on day 1-2-3, make sure you have a weekend of marketing planned if you are selling and dont expect a bunch of competing offers on the first day or two. Housing is not going to get cheaper in the long run- Median and Ave sale price is +11%!!! Last year was a super tough year and typically when we get to Nov/Dec/Jan home sales and actives decline dramatically. With lower interest rates now available and so much uncertainty in the economy, I will be curious this winter- Are you thinking about selling??

Market continues to get a little more interesting every month; Rates are still over 6, but not quite 7%. If you said in 1973- " I am not buying a house till rates are below 8%!" You would have bought a house in 1996. More listings are coming on the market as some folks do just have to sell/move. Pricing still creeps every month, ever so slowly( median $+4% and Average is now $450k +6.5%)
