Some shops have central air.

This shop had mechanics.

From window AC units installed in doors to homemade ductwork and one door that opens into… a staircase… this place had some creative engineering.

I have to admit, some of it actually worked pretty well.

Everybody loves a freshly painted white attic.

I don’t.

If the moisture problem isn’t corrected, what exactly did painting the attic accomplish? During recent inspections, I found multiple “remediated” attics with encapsulated framing, but I couldn’t identify meaningful ventilation improvements. I also found compacted insulation covered in paint overspray.

These awesome 70s stairs also happen to miss a lot of modern safety standards.

Wide guardrail spacing, non graspable handrails, missing protection, and non tempered glass near the stairway all raise legitimate safety concerns.

Cool design doesn’t always mean safe design.

I find interior door issues in almost every newer house I inspect.

Some are simple adjustments. Others start during the design phase and become expensive headaches once the house is finished.

And yes… even multi million dollar homes have these problems.

This cantilevered deck relies on joists that extend out from the home, and there’s visible rot at the outer edge where loads are carried.
