Not every update is worth your money before you list.

Some of the biggest renovations I’ve seen sellers make ended up costing them more than they ever got back. And some of the smallest tweaks completely transformed how buyers felt walking through the door.

Here’s what I tell my clients: focus on what buyers notice first. Curb appeal, fresh paint, clean spaces. Those things speak before anyone even opens a closet.

A tidy yard, a neutral palette, working fixtures, good lighting. It’s not glamorous advice, but it works. Buyers aren’t paying a premium for your taste. They’re paying for a home they can picture as their own.

I’m Kelly Wilen, a real estate advisor in Saint Paul and Minneapolis. I share what I’d tell a friend, not just a client.
