Adding plants to a room can give it a burst of life. If everything in a space is starting to look too similar, add some greenery for contrast!

Plants are also a great way to soften a room. Maybe you have lots of metals or appliances and your space is starting to look cold, add a plant to give the room a warmer feel! Don’t forget to consider scale. A plant that is too big can dominate a space, making it feel crowded.

Houseplants are also perfect for filling empty spaces. If a room is feeling too sparse or needs personality, plants are that extra “something” that can make the difference.

Let's talk about the different types of loans that might be available to you when you purchase a new home and the down payment each requires.

Of course, the specifics of the loan you qualify for will be dependent on individual factors like your income, credit score, and the lender you work with. But this should help you get started. Let's take a closer look...

• Conventional: This is the most common type of loan you hear about, but did you know that it doesn't actually require 20% down? If you have a qualifying credit score you can put as little as 3% down!

• FHA: Requiring only 3.5% down and qualifying those with a credit score as low as 500, an FHA loan can be a great option for those still working to improve their finances.

• VA: These loans are only available to military service members and veterans. They typically require no down payment or mortgage insurance, making it one of the best loans available.

• USDA: These loans are aimed at driving more homeowners to rural communities. A USDA loan can require as little as 0% down, though income limits and property value caps will apply. The USDA also offers loans and grants for home improvements if you're feeling like a fixer-upper might be the best fit for you!

During this time of year it’s important to make sure you prepare your home for the long summer days ☀️

Here are the ᴛᴏᴘ 5 ᴛʜɪɴɢꜱ all homeowners should be doing this Spring!

🧊: Check your AC unit, the filter, hose connections, and vacuum the dust off.

🧹: Clean out your gutters, just like in the fall we want to make sure our gutters are cleared out to keep our foundation and garden beds safe.

🪟: Inspect the screens, having a nice summer breeze throughout your home is always a plus but we gotta keep those bugs out.

🪴: Almost that time to plant your seeds! Once the ground is no longer frozen, you can start planting.

🏠: Check out the basement! In Minnesota, as the temperature rises, everything melts! Make sure there aren’t any leaks or damps spots that can cause issues in the future.

Of course some lists are longer than others, but here’s a good one to start with!

It is an amount of money you put down to show the seller you're serious about purchasing a home.

In today’s marketplace, the stronger the Earnest Money deposit, could be taken from the seller’s viewpoint as a more serious offer and top contender among multiple-offer situations. 👌🏼

Your earnest money will be held in an escrow account (a process that occurs between the time a seller accepts your offer to purchase and you take possession of the home) and applied to the rest of your down payment at closing.

You won’t get three homes to look at that you must choose between. In fact, on average, buyers viewed 9 houses before putting in an offer on their current home.
