The average 30-year fixed rate slid to 6.01% today, down from 6.09% a week earlier. A year ago, the 30-year fixed averaged 6.85%. Borrowing costs on 15-year mortgages, fell to 5.35% — the lowest since Oct. 2024. Definitively an improvement! However, housing forecasters expect the average 30-year fixed rate to hover in the low-6% range in 2026, suggesting further relief may be limited.

Keep in mind that lower rates tend to reignite competition and spike prices. So as they say, marry the mortgage but date the rate!

So currently it’s 5.75% on a 15 year mortgage, but when rates fall, home prices go up. And remember this, you can refinance for a lower rate down the road but the price you paid can remains unchanged. There’s a saying that goes “date the rate but marry the purchase price”.

1. TOP SECTION: NO VENTILATION (THE PROBLEM)
