Walk down Grand Avenue toward Snelling this week and you will hit orange barrels before you hit the intersection. The street between Macalester and Snelling has been closed since July 20, and if you assumed this is a rerun of last year's mess, you would be wrong. This year's project is smaller, shorter, and built around keeping the sidewalks open. The neighborhood just hasn't caught up to that yet.

That gap between what people expect and what is actually happening is worth closing, because it changes how you plan your next six weeks on the avenue. In our latest blog post, Tom Meckey takes a deep dive into St Paul's construction projects and how they are impacting local businesses.

A resident's guide to the Grand and Snelling construction in St. Paul: what's actually closed, how to get around it, and what opened in the city anyway.

J U S T L I S T E D !

Welcome to 17826 Meadows Way SE in Prior Lake. Built in 2023, this five-bedroom home pairs a highly functional floor plan with bright, welcoming living spaces throughout. Four bedrooms and the laundry room are conveniently located together on the upper level, while the open main floor allows the kitchen, dining and living areas to flow naturally together. The lookout design brings natural light into the finished lower level, extending the home's living space with a spacious recreation room, fifth bedroom and additional full bathroom.

Beyond its inviting living spaces, the home reflects careful planning in the details that support everyday living. Whole-home water filtration, hardwired connectivity and an in-ground irrigation system are among the many improvements that enhance comfort, simplify day-to-day living and support the home well into the future.

Just minutes from Cleary Lake Regional Park, the neighborhood is one of the home's defining qualities. Kids naturally gather to play, neighbors stop to catch up when paths cross, and families and their dogs are a familiar part of daily life.

Getting a home under contract often feels like the finish line. Buyers start imagining move-in day, sellers begin planning their next chapter, and everyone involved breathes a small sigh of relief. But in real estate, an accepted offer is not the same thing as a completed sale. A surprising number of real estate transactions fall apart after the contract is signed. From financing issues to inspection surprises, there are several reasons a deal can collapse before closing day arrives.

For buyers and sellers alike, understanding these common challenges can help reduce stress, improve communication, and create a smoother path to closing. Whether you’re preparing to buy your first home, sell your current property, or simply learn more about the process, knowing what can derail a transaction is valuable insight. Our latest blog post from Tom Meckey delivers an in-depth look at what to be aware of as you navigate this process.

Why Real Estate Deals Fall Through After Contract. Once a property goes under contract, the transaction enters a detailed process involving inspections, financing, paperwork, timelines, negotiations, and coordination between multiple parties. Even when...

The chalk lines on Holyoke Avenue are gone. The Grand Parade wrapped on July 11, the Loonatics closed things out at Belzer Stadium on July 12, and the barricades that turned downtown into a nine-day block party have been trucked back to whatever municipal yard they live in. If you spent last week telling out-of-town family that Lakeville is worth visiting in July, you are not wrong. You were also selling the city short.

Pan-O-Prog is the loud version of Lakeville's summer. The quiet version, the one built for people who actually live here, starts now. It runs on Wednesday nights at Casperson Park, on Saturdays at a brand-new pavilion off 215th Street, and on one specific evening in August at the Arts Center. If you know where to look, the calendar between now and Labor Day is the reason people trade Minneapolis for Dakota County in the first place.

Your local guide to the rest of summer in Lakeville: Live at the Lake Wednesdays at Casperson Park, the Downtown Street Market's new home at Hasse, and Taste of Lakeville on August 20.
