Hi All- We are going to try to do an open board meeting as we all think transparency is important. This will be held on October 23rd from 6-7:30 pm. We are still working on the location but right now it seems like it might be in the hallway or front corridor. The first hour will focus on going over our current and upcoming projects and priorities as well as some financials. The last half an hour will be for anyone who wants to attend to ask questions or share concerns. This will be our first open board meeting with this board so please bare with us as we try and figure out how it will work.

Hi Everyone- A week or so ago we (members of the board of directors) placed surveys on every unit door in hopes that you would fill it out and get it back to us. I realized that in this digital age, an online form might be easier and more convenient. It took me a while, but I figured out Google Forms. Roof Update- I am excited to officially report that our roof and awning is completely replaced!!! They finished yesterday after the inspector came. We should no longer have any leaks but if we do, we are covered by a warranty.
A/C Units- So far, I haven't heard of any one having a problem with their A/C unit as a result of the roof replacement. I would like to encourage everyone to try and run there units this week to make sure you aren't having any issues. If do you, please let me know. If we have enough issues, we may be able to get a discount on service/replacement/etc.
Thank you everyone for hanging in there with me and the crew though the noise and parking annoyances! I really appreciate it.

Everything is scheduled to start work on our roof tomorrow morning at 7am. There is going to be a crew of 25 people. In order to get all of their tools up and down and to minimize traffic through the first floor hall and mail room, they will be going through the garage for some things. They have blocked off some parking places in the surface lot again. Not as many as they requested last time but still some people will need to move their cars. Hopefully this is only an inconvenience for this week. Let me know if you have any questions.

Hi Everyone! I just wanted to give another update as I just spoke with the project manager. Minneapolis just approved the permit! Because the roof people have to coordinate with the crane people, the earliest they will be out is Monday and the latest is Wednesday. So the good news is we are approved and have it tentatively scheduled to start on Monday. For the remaining of this week and the weekend you can keep parking in your designated spots. Come next week, you will have to find alternative parking. I will keep everyone notified as I get more information. Thanks and have a great weekend!

Hi All- As you may have seen on your doors or in the lobby or elevators or Slack or TownSq, the roof is going to be replaced. I asked them to prioritize our building given the ongoing leaks we've had to different units, the awning, and most recently the a leak into the elevator shaft. Because we had to wait for financials to be approved, and the company required the money before ordering supplies, I assumed that this wouldn't take place until late September. But I guess they were aware of the many leaks and issues and instead are going to start THIS COMING WEEK (September 6). We just found out about this and they didn't give us a lot of time for notification. We fully intended on giving weeks notice. Unfortunately, those individuals who park in spaces 34-39 and 48-52 will need to find other parking as the company needs to put their equipment there along with a dumpster. Also, they request we move all of our balcony furniture to the interior of the balconies. Lastly, as I mentioned in my first letter, there is a potential, but certainly not an expectation or anticipation, that some A/C units, after being lifted to replace the roof underneath, may not work and require maintenance or replacement. This is not the responsibility of the association or roofing company. Many units are old or original units from 2006 and may be at the end of their expected lifespan. If you wish to see your A/C unit, please let me (email [email protected]) know and we can arrange a time to go up on the roof. Unfortunately, with the company starting on Monday, there isn't a lot of time so please reach out as soon as possible. Thank you!

And the annual board meeting is tentatively scheduled for December 2nd from 5-6pm at UP Coffee. Formal mailed out notices will confirm this, but sharing early so hopefully everyone can mark their calendars and attend!
