This is part of our development series, where we break down everything new coming to cities across Minnesota, the good and the messy both. And Eagan might be the most interesting case study we've got, because no suburb in the Twin Cities metro got hit harder by the post-Covid office exodus.

Thomson Reuters, Blue Cross, Delta Dental, Unisys, all downsized or left. More than 2,000,000 square feet of office space went vacant. That's the part most people remember. This video is about what came next.

Because Eagan didn't sit around waiting for those offices to refill. The old Thomson Reuters site is now Project Nova, a $52 million Amazon bet you can see from a mile away. Solventum, a Fortune 500 company spun out of 3M, just opened its doors here. Ecolab is putting its largest-ever Minnesota expansion into the city. And the Wilf family, the owners of the Vikings, are nearly finished building an entire neighborhood out at Viking Lakes.

We get into the projects, the green space fights, the tree-removal pushback, the data centers nobody asked about, and the honest mixed bag of opinions on all of it. We also get into why this matters if you're relocating, because some of this stuff moves fast enough that Google Earth hasn't caught up, and what's behind the house you're looking at is the kind of thing our team is always trying to lay eyes on.

Eagan was never the luxury suburb. It was always the workhorse. And what's happening here right now is the clearest proof in the metro that a workhorse can take a real hit and come back stronger. Eagan dealt with Covid. Now you get to see what it was building toward.

A century ago, Henry Ford built a plant in Saint Paul that employed generations of families. Nine million vehicles rolled off that lot. It closed in 2011, sat empty for years, and is now becoming something completely new.

Highland Bridge. 122 acres. 3,800 housing units, over 55 acres of parks, single family homes along the Mississippi, townhomes, retail, and a stormwater system that feeds the river.

A neighborhood being added to a neighborhood. Pretty cool moment in the history of Saint Paul.

Saint Paul has this reputation for being the quieter, more conservative, more boring half of the Twin Cities. The unofficial city slogan is literally "Keep Saint Paul Boring." But if you actually look at what's happening on the ground right now, there's billions of dollars in development reshaping huge parts of the city, and if even half of it lands the way it's planned, Saint Paul is going to look almost nothing like it does today within the next decade.

In this video I'm walking through the three biggest transformations underway: Highland Bridge (the 122 acre redevelopment of the old Ford plant in Highland Park), the Allianz Field District at Snelling and University (Bill McGuire's 15 minute city vision around the Minnesota United stadium), and the massive billion dollar push to finally make downtown Saint Paul and its riverfront something people actually want to live in and visit. We're getting into the wins, the delays, the rent control fight that paused construction, the Reddit and neighborhood pushback on density, the lawsuits, and the projects still on paper.

If you're moving to the Twin Cities and the plan is to build a dream home or buy something on the luxury end, where you put it matters more than almost anything else. The metro is huge, but the number of spots that actually support a true luxury build or high end resale is honestly pretty small. Pick the wrong area and you've made a resale mistake. Pick the right one and the home holds its value, fits the lifestyle you're actually after, and drops you into a community of people doing the same thing.

This is the most thorough breakdown on the internet of where to focus if you're buying or building luxury in the Twin Cities. We're hitting 13 areas (plus a couple honorable mentions) across Minneapolis, Saint Paul, the East metro, the Southwest metro, and the whole Lake Minnetonka region. For each one I'm walking through median home prices, new construction price points, drive times to downtown Minneapolis, downtown Saint Paul, and MSP, the school districts and how they rank, and what the lifestyle actually feels like.
