From almost the time the driveway was installed we have been documenting, in both text and images, cracking in the concrete, and although we are cautiously optimistic that this is not a potential problem of either workmanship or the concrete mix itself, we feel it is important to identify the current conditions.

As an HOA we sincerely, hope that this is only cosmetic and superficial and not a structural issue. However, we are on record that our concerns include potential issues with freeze / thaw events in the future, possible moisture infiltration into the base, expansion of cracks, and possible paving surface breakup, as well as impacts upon the snow melt system.

All written correspondence with both the contractor and installer is available.

While the snow melt system generally worked well the first winter after its installation there were a few instances where it did not function properly upon which the heating contractor immediately came on site to assess and adjust the sensors. We need to continue to monitor the system to insure that it works consistently.

There are some minor divots that have evidenced themselves due to aggregate becoming loosened, These should be repaired.

Since spring we have on many occasions asked that the Kroiss Development and W Landscapes, the plant installer, come on site to view and assess plantings and replace those that are not doing well.

A number of the Birch have failed to survive last winter well and have significant die-back, having been planted late in October. Replacing these materials after one year, which presumably means in October again, which may very well result in the same inability of the plantings to survive and thrive. We have asked for a warranty extension or immediate replacement, but have not received any satisfactory responses.

The condition of two of the four Honey locusts is also in questions. Once can see the dead branches pictured below that needed to be trimmed from these trees resulting in less than horticultural acceptable forms.

Adjust irrigation coverage along east property line to cover all turf areas. Irrigation should have been installed in all landscaped areas and the shrubs and trees along the west property line never received either heads or drip irrigation. It should be possible to tap off popup that sprays boulevard from this planting bed.
