I can honestly say Melissa's was the winning offer in a multiple offer situation for a few reasons:
☑️she was not contingent on inspection (we had an inspector join us for the showing at the home)
☑️she wrote a "love letter" that the seller and the seller's agent connected with
☑️the seller's realtor and I had lots of communication before going under contract and confidence in our ability to work together for our buyer and seller.

In a competitive market, making your offer stand out to the seller can make the difference in whether yours is the offer accepted or not. Michelle's offer stood out because she was willing to give the seller a rent-back after closing. She officially became the homeowner at the beginning of June but allowed the seller to stay in the home through the end of the month.

That flexibility made all the difference and helped make her offer the winning one! 🏡✨
