Are you confused by all the chatter about real estate fees? Here’s an explanation of how it was and is in MN, every state is different. I did not write this, written By B. Huskey:

MN listing contracts allow for a listing firm commission and there is a place where the listing firm discloses to the seller the listing firms offer of cooperation compensation to a buyers agent but nowhere in the contract is there a place for the seller to offer a buyer's agency compensation. As a listing brokerage we negotiate a brokerage compensation for selling a home not a listing agent and buyers agent compensation! If there is no buyers agent the listing firm keeps the whole commission, if the buyer has an agent from the listing brokerage the listing brokerage keeps the full compensation, if a different cooperative firm brings a buyer, regardless of the buyers agency relationship to the buyer the listing agency offered cooperative compensation not the seller. Commission always flows through the listing agency-
