One minute market update on the housing market in the Nokomis area for February 2025.

The two things everyone wants to know when they ask "how's the market?"

1️⃣ Has the value of my home gone up or down?

The median sales price of a home in our neighborhood is $363,000 up 2.8% from this time last year.

2️⃣ If I were to sell today, how long would it take.

In January, homes were selling in 23 days on average. However, there are only 22 homes on the market in our neighborhood and over half of the new homes listed sold in one weekend.

How's the housing market in the neighborhoods surrounding Lake Nokomis in Minneapolis? Are prices up or down? And how fast are homes selling?

- Median home prices stayed flat at $365,000. Up 4.3% from August 2023

- Days on Market for active listings have increased to 15. Homes are taking longer to sell and buyer demand has cooled from its peak. Demand should increase as rates continue to fall.

- Median home prices hit a all-time high at $365,000. Up 5.8% from July 2023

- Active listing inventory has reached its highest level of 2024. There are currently 49 active listings available to purchase. Homes have started to take longer to sell.

Looking to buy in 2024 or early 2025? Here are three reasons why now may be a good time.

1) Active inventory is up. Homes for sale has reached the highest level since November 2023.

2) Falling Rates. Rates have fallen to their lowest levels since February 2024 and are predicted to continue to fall.

3) Less competition for homes. Many buyers have decided to wait for falling rates and will jump back in the market once rates fall. Multiple offers will be more common the lower rates fall.
