What does long-term community development actually look like?
Sometimes, it looks like Seward Commons.

More than 15 years ago, Redesign began working with the community to imagine what this industrial part of Seward alongside the new Light Rail line could become.

That vision wasn't about creating one building. It was about creating a connected, mixed-use community that could serve people with different needs and create opportunities for people to live, work, create, and gather.

Over time, Seward Commons grew to include six buildings, with affordable and market-rate housing, commercial space, arts organizations, small businesses, nonprofits, public art and placemaking, and improved connections to transit and the surrounding neighborhood.

The important thing isn't simply the number of buildings or housing units. It's how the pieces connect.

People need homes. Businesses need customers and workers. Entrepreneurs need places to start and grow. Artists and nonprofits need space to do their work. Neighborhoods need places where people can connect.
And all of those things benefit from thoughtful, long-term investment.

That's one of the ideas at the heart of community development: Different investments can reinforce one another over time.

Redesign's role isn't to do everything. It's to listen, identify where we can contribute, and bring the tools, resources, expertise, and relationships we have to the work.

Seward Commons is one example of what that can look like.

For Redesign, owning property isn't the goal. It's one of the tools we use to strengthen the community over the long term.

Owning a building gives us the ability to think beyond a single transaction or development project. We can preserve space for local businesses and organizations, balance affordability with the financial health of the building, invest in needed improvements, and support tenants beyond the lease through connections to business assistance, lending, and other resources.

It also gives businesses a place to establish themselves, grow, and create jobs in the neighborhood. For some, a Redesign space may be a launch pad that helps them build the experience and stability to eventually move into a larger or higher-cost space.

And the work doesn't stop when a tenant moves in. The rent a property generates helps sustain that building, covering operating costs and supporting the maintenance and improvements needed to keep the asset healthy and useful over time.

Redesign owns and stewards property because it gives us another tool to invest in people, businesses, and places for the long term.

What happens when one local business has a relationship with Redesign for nearly 20 years?

A lot.

Hayat Beauty Salon's story is a great example of why we don't think of our work as a collection of separate programs.

Business support can help an entrepreneur build a stronger business.

A stronger business can create jobs, provide services, and bring activity to a commercial corridor.

Commercial space gives that business a place to grow.

And the people who live and work nearby become part of that ecosystem.

That's community development: different investments reinforcing one another over time.

For Redesign, Community Development is about understanding that people, places, businesses, housing, and opportunity are connected.

A strong local business isn't just good for the business owner. It can create jobs, provide services, activate a storefront, and contribute to a stronger commercial corridor.

Affordable housing isn't just about a building. It can give families greater stability and the opportunity to remain connected to their schools, jobs, neighbors, businesses, and community.

And a neighborhood building isn't just bricks and mortar. It can be a place where a business grows, a nonprofit provides services, an artist creates, or a family builds a home.

Redesign's role is to bring the tools, resources, expertise, and relationships we have to those connections, and to work with others to create lasting community benefit.

If you’ve met us through a small business service, one of our buildings, an affordable housing project, or a community event, you may know one part of our work. But those pieces are more connected than they might seem.

The work may look different from project to project. The purpose is the same: use the tools, resources, and relationships we have to strengthen our community and advance economic justice.
