People rarely see how much a big real estate win actually depends on collaboration. 🔑

The easiest thing in the world is to call a win "mine." 🏆 The truth is harder to sit with — and better: I'm one small part of it.

🤝 The buyers, the lender, the other agent, the title team — there are a dozen hands on every deal that closes.

💪 What I've learned I'm actually good at is one thing: not giving up. Keeping everyone who's ready to walk away back at the table, rolling their sleeves back up, at exactly the moment the easy move is to let it fall apart.

⏳ We just closed one that nearly died more than once — months of it. When it finally came together, our buyers had a home that, two streets over, sold for $57,000 more. 🏡

🙏 But the part I'm proudest of isn't the number — it's that everyone who almost quit got to stand there at the end and share in what we pulled off together.

Just represented the buyers on this one — and I'm proud of the strategy behind it. 🔑 It's a brand-new Robert Thomas Homes model home in Hugo, and we got our buyers the keys.

Here's the play I believe in: when a builder finishes a model home, it's the one they load with every upgrade and finish they won't put in a standard build — it's how they show off their best work. So instead of signing up to build from scratch and waiting the better part of a year, we went after the model that was already standing, already finished: 5 bedrooms, nearly 3,750 square feet, a gourmet kitchen built around an oversized island, an owner's suite with a spa-style freestanding tub, a finished walkout lower level, and a backyard opening onto greenspace and water.

And it sits in Mahtomedi — one of Minnesota's top-ranked school districts (Top 15 in the state, and the high school among the very best). I've got good friends who came up through Mahtomedi schools, and they're some of the sharpest, most capable people I know. That district turns out exceptional people, and it's a big part of what makes this location special.

Fully finished, fully loaded, move-in ready — often for less than it would cost to build the same home new and wait eight months for it. That's the edge: knowing when the smartest new build is the one that's already built.

Hats off to Robert Thomas Homes — one of the Twin Cities' most awarded local builders (Top 25 for over a decade, a stack of Reggie Awards). The quality was never in question; our job was seeing the opportunity and getting our buyers to the front of it.

Here's a fun one. 🔑 My clients almost didn't go see this house. It had been on the market a while, an earlier deal had come and gone, and they weren't sure it was worth an offer. I told them: I think we can get this at a number that makes it a standout — trust me on the strategy. They did. The negotiation was firm and it was tough, but we held our line, and we won. They're now getting a beautifully remodeled 5-bedroom in the Wayzata School District at a price you simply couldn't recreate by buying a home and renovating it yourself — move-in ready, with real equity from day one.
