More choices do not automatically mean less competition, and rising prices do not automatically mean every home will sell quickly.

This is a market that rewards understanding what is happening at the neighborhood and property level. August is telling a more nuanced story than a simple “buyer’s market” or “seller’s market.”

Across Hennepin County, buyers are seeing more homes to choose from, while sales have not kept pace with that added inventory. Homes are also taking longer to sell and sellers are giving up a little more from their original asking price. That points to a market where buyers can afford to be more selective and sellers need to be more precise about pricing, condition, and presentation.

Minnetonka is more active. Both new listings and closed sales increased, suggesting buyers are still engaging when the right property comes along. At the same time, longer market times and a wider gap between original list price and final sale price show that buyers are not simply accepting whatever hits the market.

Eden Prairie tells another story. More homes came to market, but inventory actually tightened and prices continued to move higher. That combination suggests demand is absorbing much of the new supply, even though buyers are taking considerably longer to make decisions than they did a year ago.
