Let's talk terms: Earnest Money Deposit (EMD)

🏡 A EMD is a good faith cash payment the Buyer makes to show the Seller they are committed to buying the property.

Details to note:
⚡ The money is held in a trust account of a neutral third party such a Real Estate Office or Title Company
⚡ The money doesn't disappear. It is credited towards the Buyer's closing costs or down payment at closing.
⚡ Fail Sale; There are situations where a Buyer gets their EMD back and there are situations where the Seller gets to keep the EMD
