Dear Neighbors,

I hope this message finds you well. I’m reaching out as a friendly reminder to please keep your pets on your property and under control at all times.

Mecklenburg County has a leash law that requires all dogs to be leashed when outside, unless you have a privacy fence or an electrical fence in place. Unfortunately, there have been repeated instances in our neighborhood where dogs are allowed to roam freely, often entering other people’s yards to urinate or defecate without anyone coming to clean up after them. This is not only inconsiderate, but it’s also a public health concern.

Please keep in mind that while your pets may be loving and familiar to you, not everyone is comfortable around animals. Everyone deserves to feel safe and at ease in their own yard.

It’s also important to understand the legal implications: if your pet were to bite, scratch, or attack someone, you—as the owner—would be held legally responsible, whether that’s through your homeowners insurance, renters insurance, or personally.

No one should have to tell you how to care for your pets. We all want to enjoy our homes and neighborhood without issues. Please be considerate and keep your pets in your yard.

With Spring, comes Spring Showers. Make sure to clean your gutters and cut back shrubs and evergreens that are growing too close to your home. Did you know that the roots from large shrubs or evergreens can eventually grow underneath your home and damage your pipes. Also tall bushes close to your home can create moisture damage and rot.

Please make sure to pressure wash your siding, fences, and repaint shutters and faded mailboxes. Additional spring home maintenance is shown below. Versage

What day and time is best for us to come together and have a meeting concerning the state of our HOA? We have not had a meeting in years, Covid is no longer the excuse; we do not know what is happening within our HOA nor do we know how funds are being spent. We can sit around and do nothing or we can collectively come together as a community and make changes. With the way things have been going having someone else come in doesn’t sound half bad (should be a last resort) because we aren’t getting anything currently. We can also do this virtually if that works better for everyone.

‼️‼️ Hey Neighbors,

It has come to our attention that kids in our community are frequently playing on their neighbors' properties and interacting with items that do not belong to them.

While we understand that children will be children, we kindly ask that you speak to your kids about respecting other people’s property.

It's important to remember that your neighbor's home is not considered a common area and trespassing can potentially lead to dangerous situations.

In this day and age, it is vital that we prioritize safety and avoid any unnecessary risks. In case of any injuries, your insurance policy may be subject to liability.

As a friendly reminder, please ensure that you and your kids are respecting the boundaries of other people's property and avoiding any hazardous situations.

‼️‼️ Sidewalks should be free and clear of your vehicles. Your fellow neighbors or children can not safely walk about the neighborhood if your cars are blocking the sidewalks.

Additionally, your dogs should be on a leash when let outdoors. I’ve noticed people opening their front doors or garages and allowing their dogs out to potty in their front yard OR THEIR NEIGHBORS yard with 0 regard for the safety of your pets or your fellow neighbors, this is in direct violation of our HOA rules. Good Morning Versage Versage Homeowner’s Association, have you heard chickens or roosters in our community, if so, and you know where it’s coming from please message the page? Chickens, roosters, pigeons are not permitted and is in direct violation of our bylaws.

‼️‼️‼️Please do not throw any debris into the pool including rocks or tree branches. Damaging the pool will cause delays with the pool opening; IN ADDITION to added expenses for the HOA due to unforeseen damages. If you see anything please report it to the police. We are currently reviewing surveillance footage to see if the culprit can be identified.
