Selling a home?

Are you a home seller who’s afraid of sitting on the market too long?
Work with an experienced Realtor who understands the importance of “Dwell Time”.

Dwell Time is a marketing term referring to how long a customer spends looking at a product. In your case, we’re talking about how long a potential Real Estate buyer spends looking at your property. There are several ways to increase dwell time. Let’s discuss one of the most important:

SMELL.

The way the inside and outside of your property smells has a direct impact on dwell time.

Odors that DECREASE dwell time:
Pet odors - keep your pets, their bedding, your furniture, your carpets and rugs, their toys, and their litter boxes/ the yard squeaky clean.

Musty Odors - Find and fix the source. Have it remediated if necessary.

Smoke Smells - Professional remediation may be necessary.

Heavy Fragrance - It doesn’t cover up bad odors, it just compounds them. A clean home doesn’t need heavy fragrance.

Bleach Smell - Should you clean your home before showings? Yes. Should you make sure the house doesn’t have lingering bleach fumes? Also yes. PS: A heavy bleach smell is a red flag indicating there may be an underlying issue being covered.

How to use smell to INCREASE dwell time:
This is called Scent Marketing, and there are multi million dollar companies who specialize in this.
Start with a clean home. A clean home should smell fresh without any added fragrance.
Add a SUBTLE, natural fragrance to create a strong memory link to your home. Some suggestions:
Leather - calls to mind luxury
Cotton/Linen - creates a feeling of lightness, cleanness
Vanilla - Soothes
Lavender - Calms
Citrus - Excites, works well in our beach home market here in Destin, Santa Rosa Beach, 30A, and Panama City Beach, FL.

General Inspection:
They aren’t mandatory but I highly recommend you get one.
Estimated Cost: $600

Termite (WDO) Inspection
FHA/VA Loans require them in FL,
otherwise, they aren’t mandatory.
I highly recommend you get one for a Single Family Home in Florida.
Estimated Cost: $200

Survey
If you’re a cash buyer they’re optional.
If you’re working with a lender you’ll need one.
Sometimes the Sellers have one they can share.
Estimated Cost: $700

Appraisal
If you’re a cash buyer they’re optional.
If you’re working with a lender you’ll need one.
Even if the seller had one done recently, your
lender will require a new one.
Estimated Cost: $800

Home Warranty
Home warranties tend to be polarizing.
Some buyers won’t purchase without them,
others consider them useless.
Typical coverage is limited and lasts 1 year.
Service calls cost $100.
You must use the Home Warranty company
to schedule your service with their preferred vendors. Some Sellers may be willing to pay for some or all of the home warranty.
Estimated Cost: $500-$1000

Before you purchase a property in the super-popular Sandestin Resort, keep reading for some insight from an experienced local Realtor.

* Not every neighborhood or building in Sandestin Resort allows short-term rental.
* Sandestin owners will have more than one HOA fee. You may have to pay fees to up to 3 different Associations.
* Sandestin charges a one-time fee to new owners called a Capital Contribution fee. The fee is equal to .5% of the purchase price and is due at closing.
* You do not have to use Sandestin’s Property Management company for your short-term rental. Sandestin charges 35%, most other managers charge 25%.
* Sandestin has its own private beach, and there’s a golf cart/bike tunnel under SR 98 so you can access it from the Northern part of the resort.
* Sandestin has Guard Gates at both the N & S entrances, but several areas are open to the public like Baytowne Wharf, the Restaurants, and most Golf Courses.

They are two separate amounts that will both come out of your pocket as a buyer.
One is paid at the time your offer is accepted. One is paid on closing day.

I’m an experienced Emerald Coast Realtor serving the Destin, 30A, Freeport, Panama City Beach, and surrounding areas of Florida. Let’s break this down together:

EARNEST MONEY DEPOSITS:
In our area, EMDs are typically 1% of the purchase price.

They are deposited at the Law Office or Title Company into their escrow account shortly after your offer is accepted. Usually within 3 days.

That Earnest Money Deposit is held in the escrow account until the sale closes, and on closing day it is applied to your total closing bill.

If the contract doesn’t close for some reason, the terms of the contract determine if you receive the earnest money back or if it goes to the seller.
