Dwell Time is a marketing term referring to how long a customer spends looking at a product. In your case, we’re talking about how long a potential Real Estate buyer spends looking at your property. There are several ways to increase dwell time. Let’s discuss one of the most important:
SMELL.
The way the inside and outside of your property smells has a direct impact on dwell time.
Odors that DECREASE dwell time:
Pet odors - keep your pets, their bedding, your furniture, your carpets and rugs, their toys, and their litter boxes/ the yard squeaky clean.
Musty Odors - Find and fix the source. Have it remediated if necessary.
Smoke Smells - Professional remediation may be necessary.
Heavy Fragrance - It doesn’t cover up bad odors, it just compounds them. A clean home doesn’t need heavy fragrance.
Bleach Smell - Should you clean your home before showings? Yes. Should you make sure the house doesn’t have lingering bleach fumes? Also yes. PS: A heavy bleach smell is a red flag indicating there may be an underlying issue being covered.
How to use smell to INCREASE dwell time:
This is called Scent Marketing, and there are multi million dollar companies who specialize in this.
Start with a clean home. A clean home should smell fresh without any added fragrance.
Add a SUBTLE, natural fragrance to create a strong memory link to your home. Some suggestions:
Leather - calls to mind luxury
Cotton/Linen - creates a feeling of lightness, cleanness
Vanilla - Soothes
Lavender - Calms
