Niceville and Destin both have some great locally loved spots, so I’m sharing a few places I’d recommend when someone asks me, “Where do the locals go?”

The house checks every box… but then you find out the roof is 17 years old. Are you walking away? 🏡

An older roof can definitely raise questions for a Florida buyer, but age alone doesn’t always tell the whole story.

I’d want to know the roof’s condition, what an inspection tells us, how it could affect insurance, whether there’s room for negotiation, and what your plans and budget look like after closing.

That’s one of the reasons having the right people in your corner during a home purchase matters. Instead of immediately saying “no” to a property, we can gather the information you need to decide whether an issue is truly a dealbreaker—or simply part of the negotiation.
