Congrats to my lovely client Fran! 🎉

When we started the journey of home buying Fran had a set of criteria for downsizing and the next chapter in her life plus on her number list of items was to call home in Irvine. With inventory very low and an extremely competitive market for buyers we switched up our approach and started thinking outside the box and looked at a 55+ community with manufactured homes and all the amenities in one place. 🏡

Did you know that there are manufactured homes that don't include a hefty slip fee! At the Groves in Irvine you own part of the land and only pay a small HOA. I could go on about the Groves and the total bonus is that Fran's new home is much larger than any condo she could have purchased (with a much higher HOA). 🤩👏💯

On the fence about downsizing? I totally get it. It’s hard to decide to give up space. But, when you start to think about all the benefits… Well, that’s tempting too. Get honest with yourself and answer these questions so you can decide if you’re ready for this step. Oh, and don’t forget to save this post for later!

1. Does it make financial sense? If downsizing would cost you more than staying, you’ll want to get clear on your motivations for downsizing. Get a home valuation and see how much equity you have in your current digs. Then work with an agent to see how much selling and buying will cost you. Make sure to factor in any HOA fees in a future property too.

2. What will you do with your stuff? Since you’re downsizing, you’ll have less space to store your things. Are you ready to go all Marie Kondo and really cut down on your belongings? Don’t forget to figure out where you’ll park your car and other vehicles - often smaller homes or condos have restricted space.

3. What are you most excited about leaving behind? If you’re really excited about less cleaning, fewer rooms to worry about, and spending less time inside, you’re probably ready to downsize.

Another good way to see if you’re ready is to simply start looking at homes. You should be able to feel pretty quickly if you’re truly ready or if you just feel like you should be making a move.

You get a note every year from the appraiser and often, your value will have changed from year to year. But why is that?

It’s all about the different components of property value.

Your home doesn’t exist in a bubble. When an appraiser values a home, they take a lot into consideration including the neighborhood, the market, and the overall location of the home. You unfortunately can’t control these factors of your property. If you’re buying, pay special attention to these so you make a good investment.

The value is also based on the home and aspects you can control. If you keep your home in good condition and make improvements to it, you’ll likely see the property value increase. And that means that, when you’re ready, you can sell for more and make a profit.

Waiting for your home to close is like getting excited for a Christmas present in October. No matter how much you might want to open that present, you’re going to have to wait until it’s time. But, that waiting makes Christmas morning so much more exciting right? Same concept here, too.

The time you sign the contract to the time you get the keys to the house (or give them away) can take anywhere from a week to a few months.

Most of that lead time comes from the inspection and appraisal process and the mortgage application process.

By default, the closing process will move faster if the buyer pays in cash because you can cut out the mortgage processing time.

Buyers, this is why most sellers will choose a cash offer over a financed one. But don’t lose hope! Being pre-approved is a good way to stand up to cash offers. And you can often negotiate on closing times to give you (or the seller) a longer closing window, if needed.

Make sure you save this post so you’re prepared for closing!
