🔒 Median Home Price: Holding steady at $1.2 million — tying the record set earlier this year.

📉 Home Sales: Down 8.3% from a year ago, with 2,154 homes sold in May.

⏳ Days on Market: Homes are averaging over 42 days before going under contract — that’s nearly 11 days longer than this time last year.

🏘️ Inventory: The number of homes for sale has climbed significantly — up 70% over the past 18 months — giving buyers more options and more room to negotiate.

📊 While prices have remained stable, the slower pace of sales, combined with rising inventory and longer market times, is shifting the dynamic. Buyers now have more leverage, and sellers are having to be more realistic — often making price adjustments or offering concessions to get deals done.

Big Insurance News for California Homeowners

Starting June 1st, State Farm is raising their home insurance rates in California — and it’s a big one.
• Homeowners will see about a 17% increase (around $468 more per year)
• Renters and condo owners go up 15%
• Landlords with rental policies get hit the hardest — a 38% increase

This all comes after the wildfires earlier this year in L.A., and it’s part of what the Insurance Commissioner is calling a statewide insurance crisis. It’s actually the first time California has ever approved an emergency rate hike like this.

So what does that mean for you?
If you own a home, are thinking about buying, or have investment property — insurance costs are now a bigger part of the equation. And unfortunately, this probably won’t be the last hike we see.

What should you do?
Take a minute to review your current policy. See what you’re paying and what’s covered. If you’re looking to buy or sell, let’s make sure these rising insurance costs are factored into your plan.
