Here's something that might surprise you: the Orange County housing market right now looks almost exactly like it did this same week one year ago.

The latest county report shows 5,178 active listings — compared to 5,148 at this point in 2025. Average days on market: 60, same as last year. Median days on market: 41, also the same. And even with mortgage rates running about a quarter point higher than they were then, the closed single-family median is up roughly 1%, at $1,397,500.

The one real shift is on the seller side. The median asking price for an OC single-family home dropped below $1.8 million for the first time in months, to $1,799,000 — while sold prices held steady. Sellers are pricing more realistically, and buyers in the $1M–$2M range are responding: that band is now moving at a 35-day median, its fastest pace in weeks.

If you've been waiting on the sidelines for a dramatic swing, the data isn't showing one. It's showing a market that rewards good pricing.

New-home sales increased in June, according to the Census Bureau/U.S. Department of Housing and Urban Development’s New Residential Sales report, while inventory edged slightly lower. Home prices for new-builds also moved down. Taken together, those numbers paint a picture of a market that remains surprisingly resilient. The pace of sales is hardly booming, but buyers are still entering the market at a rate that many people would have considered unlikely given today’s financing costs.

Here's what's behind it: homes in Irvine are now taking about 42 days to sell, up from 37 a year ago, giving buyers a little more breathing room in a market famous for bidding wars. And more supply is on the way — Gateway Village just broke ground on 1,138 new homes, one of the city's largest single-site residential projects in years. Even in OC's hottest submarket, the balance is shifting.

Orange County Music & Dance purchased a two-story flex building at 17872 Cowan Ave. in Irvine, California, from Kimco Staffing Services for $10.8 million, or $438 per square foot, for a second home in which to expand its arts education offerings.

The 24,652-square-foot building, constructed in 1985, will operate as OCMD's second location, doubling the nonprofit organization's total instructional space to 50,000 square feet and allowing enrollment to grow by 400 students. The group was founded in 2016 and is supported by donations as well as student fees; it needed no loans to purchase the property.

Kimco Staffing Services, the seller, previously occupied the property but sought to downsize to match its existing needs. According to Byron Foss of JLL, who represented the seller, "Technology let them do more with less space, so they moved to a facility that matches how they actually operate today."

The new campus is near the intersection of the 55 and 405 freeways and close to OCMD's longtime home at 17620 Fitch in Irvine. Plans for the Cowan building include five large dance and rehearsal studios, 10 smaller teaching and rehearsal studios, six music rehearsal rooms, a keyboard lab and a music production studio, along with open areas designated for recital spaces. The campus is planned to open in November.

Grace Fellowship Church of Costa Mesa has acquired a two-building office property at 3146 and 3152 Red Hill Ave. in Costa Mesa, California, from Modern Development Co. for $13.89 million, or approximately $318 per square foot.

The portfolio totals 43,672 square feet across two adjacent buildings, both constructed in 1982. Tenants in both buildings reportedly vacated the campus during the escrow period.

Grace Fellowship Church plans to renovate the buildings before assuming full occupancy, converting the office build-outs into a sanctuary, Sunday school classrooms and ancillary space. In January, the Costa Mesa Planning Commission approved a conditional use permit, clearing the way for its intended use.

Anaheim building park sells with industrial redevelopment plans in place. Western Realco acquires vacant Orange County campus from Rexford Industrial Realty.

Western Realco acquired a vacant single-tenant 12.14-acre campus approved for an industrial development at 602 E. Vermont Ave. in Anaheim, California, from Rexford Industrial Realty for $40.7 million.

The transaction reflects continued investor interest in Orange County infill sites that can be repositioned for industrial use, as legacy office properties face valuation pressure. The 133,836-square-foot campus, built in 1953, was previously occupied by L3 Harris Technologies, which signed a short-term leaseback upon Rexford's acquisition of the campus for $57 million in 2023.

Entitlements are in place for the development of a 256,060-square-foot industrial building, with construction expected to be completed in late 2027. CoStar's industrial market data for Orange County shows limited availability of entitled land suitable for large-format industrial development, keeping redevelopment sites in focus for buyers pursuing long-term redevelopment strategies.
